Encore recently completed the buildout of a 2,100 SF cold dark shell into a new Rush Cycle studio. A cold dark shell in commercial construction refers to an unfinished interior, lacking a HVAC system (cold) and lighting (dark). Similarly, a “white box” is a minimally completed interior with basic ceiling and floors, but the basis for simple heating, air conditioning, and lighting are in place. The team had our work cut out for us to install the components needed to create a pleasant and comfortable indoor cycling and exercise environment.
This Rush Cycle location is in a mixed use building with residential tenants above. Encore worked alongside an acoustic engineer and followed strict acoustic ratings to stay in compliance with the lease requirements as required by the Landlord. Mixed-use construction constraints are critical to keep in mind to ensure successful projects. These considerations balance how both commercial and residential tenants will enjoy their space.
